How Hiddenly works

Every home here is off-market. That's the whole point.

Hiddenly connects owners who want to sell privately with buyers who are ready to act. Sellers list free and keep 100%. Buyers become members, prove their funds once, and then make offers or bid — all in one place, with Hiddenly as the brokerage that takes every deal to closing.

This page describes the planned marketplace experience. Bank connections currently support Stripe test accounts only; identity and funds verification are not available yet.

Purely off-market

You won't find these homes on public listing sites. Owners list them here privately — no signs, no open houses, no public price history.

Verified on both sides

Sellers confirm they own the home. Buyers prove they can cover the earnest money before they can offer or bid. No tire-kickers.

Hiddenly is the brokerage

We handle the contract and coordinate closing on every sale. Sellers pay nothing; buyers pay a 1%–2% fee at closing.

Proof of funds

Test bank connections are available now

You can add and manage test bank accounts through Stripe. Ownership checks, balance verification, document review, and verified funds badges are not available yet.

Tier 1Available · test mode only

Connect a test bank account

  • Sign in to Hiddenly, then add a test bank account in Stripe's secure connection window.
  • Your account list shows the bank name and masked account details. Each account can only be added once to your profile.
  • Connecting does not check that the account owner's name matches your profile or retrieve your balance.
  • Adding an account does not authorize a payment, verify your funds, or create a seller-facing badge.

Use Stripe's test bank accounts only.

Tier 2Planned · not available yet

Upload a statement or lender letter

  • The planned statement option would require an original bank PDF dated within 30 days.
  • Document uploads, checks for edits, and name or balance verification have not been implemented.
  • Lender letters and entity checks are also planned. There is no document submission or review service available today.

Do not submit bank statements or lender letters yet.

Tier 3Planned · not available yet

Future verification review

  • Bank linking alone does not approve you for offers or confirm your identity, ownership, or available funds.
  • A future verification process may include a reviewer when account or document details need clarification.
  • No automatic approvals, manual reviews, or review turnaround times are available in this test release.

The Bank accounts page shows connection status only.

Secure connection window

Enter test bank details directly in Stripe's connection window.

No document uploads

Statements and lender letters are not collected in this release.

Connection status only

A connected test account is not proof of funds or verified ownership.

The 4% rule

Your verified funds must cover 4% of the price

That's the earnest money deposit (EMD) — the good-faith money a buyer puts down when an offer is accepted.

  • Applies to every offer, counter-offer, accepted counter, bid, and auto-bid max.
  • $60,000 verified lets you offer or bid up to $1,500,000.
  • Nothing is charged when you offer — the deposit only moves to the title company after acceptance.

Offers

Offers happen right in the chat

Every home you talk about gets its own thread with the seller. Tap the offer button to send one.

Send

Pick your price, financing, and closing timeline. You review and agree before it sends.

Respond

The other side can accept, counter, or decline — every action has a confirmation step.

Revoke

Changed your mind? Revoke your offer any time until it's accepted.

One winner

When a seller accepts, every other open offer on that home closes automatically — a home can't be sold twice.

Auctions

Bid, or let auto-bid do it for you

Some sellers choose a timed auction. You'll see the current bid, the number of bids, and whether the seller's reserve has been met.

Bid or auto-bid
Place a bid yourself, or set your maximum and we'll bid for you one step at a time — only as much as needed to keep you in the lead.
Hidden reserve
Each seller sets a secret minimum. The home only sells if bidding reaches it. You'll see “Reserve met” once it does.
No sniping
A bid in the last 2 minutes adds 2 more minutes, so everyone gets a fair final chance.
Win → purchase set up
If you win above the reserve, Hiddenly sets up the purchase agreement and you close like any other sale.

Fees

Simple, and sellers pay nothing

Sellers

$0

No listing fee. No commission. No closing fee from Hiddenly. You keep 100% of your sale price.

Buyers

  • Membership$49/month
  • Making offers & bidsFree
  • Buyer brokerage fee, paid at closing1%–2%

The buyer fee pays Hiddenly to act as the brokerage on your purchase. Normal closing costs (title, lender fees, taxes) still apply.

After acceptance

What happens once an offer is accepted

  1. 1

    Sign

Hiddenly prepares the purchase agreement for both sides to e-sign.

  2. 2

    Deposit

The buyer wires the 4% EMD to the title company within 3 business days.

  3. 3

    Inspect

Inspections, plus an appraisal if the buyer is financing.

  4. 4

    Title

Title clears and the closing date is set — your coordinator keeps you posted in chat.

  5. 5

    Close

Seller is paid in full; buyer gets the keys.

Buy only ever shows homes you can still act on — never ended auctions or homes with an accepted offer.

FAQ

Questions people ask

Will adding a test bank account charge me?
No. This test connection does not move money or authorize a payment. Funds verification and payments are not available yet.
Can sellers see my balance?
No. This integration does not retrieve your balance or create a verified funds badge. Your bank account list shows only the bank name and masked account details.
What if I can't link my bank?
Use a Stripe test bank account and retry from Bank accounts. Statement uploads and lender letter verification are planned but are not available yet.
Can I take back an offer?
Yes — tap Revoke on your offer in the chat any time before it's accepted.
Why do I need 4% verified?
It's the earnest money deposit on the price you're offering. Requiring it up front means sellers only get offers that can actually close.
Is Hiddenly a real estate brokerage?
Yes. Hiddenly is the brokerage on every transaction, which is why buyers pay a 1%–2% fee at closing and sellers pay nothing.
Can I buy and sell with one account?
Yes. Switch between buying and selling from your account menu or Settings at any time.
Can I cancel my membership?
Yes, anytime from Settings — no contracts.
Do you sell my data?
Never. Verification documents are deleted after review, and every staff view is logged.
